1 - No professional photos

So many buyers look for homes online nowadays, and so many of those homes have photos, you'll be making a fundamental mistake if you don't have any visuals of your home. Meanwhile, there are so many poor photos of homes for sale that it will set your listing apart and help generate extra interest if you do a good job.

Spectacular photos should be crisp and clear and professionally taken during the day when there is a lot of natural light available. They should showcase your home's best assets. Consider using a wide-angle lens if possible—this will allow you to give potential buyers a better idea of what entire rooms look like. The best will be hiring a professional real estate photographer to get top-quality results instead of just letting your agent take snapshots on the phone.

2 - No captivating Property Video

Sticking to the photos only is another mistake you should avoid. Consider having a video tour or 360-degree view to additionally enhance your listing. This can be quickly done with any smartphone. You can undoubtedly entice more potential buyers into walking through your doors for showings. You may even get extra offers if you give the clients an introductory walk-through of your property.

3 – No Agent to Agent relationships

When you work with a real estate agent, make sure you select an agent who has a network of other realtors that he or she markets to. Realtors love working with other agents that they’ve worked with and make life easy. They know how each other does business already and it increases the database that your home is marketed to by 10 folds. It also works the other way, agents don’t like to work with other agents that have a bad reputation or don’t do business the more professional way. Instead of hoping potential clients in your area find your listing when they're ready, you can apply email marketing to a specific audience that is actively looking and searching for homes like yours.

Compared to other digital marketing platforms we talked about before, email marketing puts you in control. For example, when you post it on Instagram or Zillow, you can only guess who will see your listing and when they see it, but you can't really be sure.

At the same time, you can email a list of potential buyers and know that it will hit their inbox. No confusing algorithm will hinder your listing from being seen.

Also, Email feels intimate. Email creates a one-to-one relationship. Emails can be personalized, like a private letter from you and even be spruced up with some video.

Moreover, everyone uses Email. So, whether you focus on a particular type of home buyer or try reach everyone in your area, email marketing is a must in today’s market.

Knowing how to sell a house is crucial and you can do everything in your power to avoid these mistakes. But sometimes, the home may sit on the market for far longer than you expect. If you can't find a buyer on time, you may end up having to pay two mortgages, renting your home out until you finally find a buyer, or, in the worst case scenario, in foreclosure.
